There may be GST payable unless the property is being used as a farming business. It is crucial that there is a public road access or a legal right of way over another property and to check for the availability of services such as water, telephone and electricity. It is important to consider what is included in the purchase from the items included in the house and any sheds, farming equipment and livestock. If the property is being used for stock or domestic purposes there may not be a need for a water licence but generally this is required for agricultural purposes and needs to be transferred. Additional searches need to be considered to check for power line easements, contamination, native title claims, noxious weeds and other rural related issues. Consideration also needs to be given to your intended use and whether the zoning permits that. It is also crucial to consider whether there is a dwelling entitlement where you are purchasing vacant rural land.
